Plain English, because you should be able to read this once and know where you stand. If a sentence here is not clear, write to us and we will fix the sentence.

What this is
Suncoast Registry is a free list of home-service businesses working in Sarasota and Manatee County, Florida. We build it from public license records published by the Florida Department of Business and Professional Regulation, which everyone calls DBPR. Every listing shows the license number, the status the state had on file, and the date we checked it.
Today the registry holds 4,200 businesses across 6 trades.
Reading it is free and always will be. There is no account, no login, no fee, and nothing on this site for a homeowner to sign up for. Suncoast Registry is operated by Cibbee.
What this is not
We are not a contractor, a broker, an agent, or a party to any agreement between you and a business you found here. Contractors listed here are independent businesses; Suncoast Registry does not perform, bid, negotiate, or arrange construction work in Florida.
We do not take your project and shop it around, we do not hand your phone number to four companies, and nobody pays us per lead, per call, or per job.
A listing is not a recommendation and not an endorsement. We have not worked with these businesses, we do not have a favorite, and we do not rank anyone by the quality of their work, because we have not seen their work.
We do not inspect anybody's work, run background or complaint checks, or hold any listed business's certificate of insurance. We check a license with the state and we print the date.
The license data, and its date
License information on this site comes out of a public record, and a public record can be incomplete, stale, or simply wrong. Each listing carries the date we checked it, and that date is the whole claim: the State of Florida showed that license in that status on that day. It is not today's status. Licenses lapse, get suspended, and get reinstated without telling us.
Our last full re-check of the list ran on 8/11/26.
So before you sign anything, pay a deposit, or let anyone start work, look the license up yourself. It is free, it is the state's own record, and it takes about a minute.

If something on a listing is wrong, tell us and we will fix it or take it down. That is not a favour, it is the deal.
What you may do here
Read it. Print a listing and take it to the kitchen table. Send a link to your neighbour or your daughter. Use it to check a license number against the state's record before you hire someone. None of that needs our permission.
What you may not do here
There are four things we ask you not to do, and they are the ones that would turn this list into somebody else's product:
- Do not copy the registry in bulk. No scraping, crawling, harvesting, or automated downloading of the listings as a set.
- Do not resell, republish, or license this data as a data set, a mailing list, or a lead list.
- Do not use anything here to send bulk email, bulk texts, or sales calls to the businesses listed. They did not ask to be marketed to and neither did we.
- Do not pretend to be a business in order to claim, change, or remove its listing, and do not interfere with the site or try to break it.
None of that stops you from going to the State of Florida and pulling the same records yourself. Those are public and they always will be. What we are protecting is the compilation and the work of keeping it current, not the underlying facts, which belong to nobody.
Information a business sends us
If you send us information about your business, you are telling us two things: that it is accurate, and that you are entitled to speak for that business. You keep ownership of what you send, and you give us permission to publish it on your listing and to take it down again.
If what you sent turns out to be wrong, or was not yours to send, that is on you, and you agree to cover us for any claim that comes out of it. We can also decline to publish anything, at any time, without turning it into an argument.
Our own material
The writing, the layout, the design and the Suncoast Registry name are ours. The public records underneath are nobody's.
Advertising on this site
No listing on this site is a paid placement today. Nothing here has been bought.
When that changes, it will be obvious. Featured and Exclusive placements are paid advertising and are labeled as such. Placement is paid. Verification is not for sale — a license check has a pass and a fail in it and no room for a judgment call, so there is nothing there to buy.
This is not advice
Nothing on this site is legal, financial, construction, or professional advice. We do not tell you what your project needs, what it should cost, whether a price is fair, or who to hire.
What we are responsible for, and what we are not
We work hard to get this right, and when we get it wrong we fix it. What we cannot do is stand behind other people's work.
The site is provided as it is. We do not promise it will be complete, error-free, or always available.
We are not responsible for the work, conduct, pricing, scheduling, safety, or honesty of any business listed here, or for anything that happens between you and them. You hire them. We publish a record.
To the fullest extent Florida law allows, Suncoast Registry and Cibbee are not liable for indirect, incidental, special, or consequential damages arising out of your use of this site, including lost money, lost time, or damage to your property from work you hired someone to do. For any claim relating to this site, our total liability is limited to one hundred US dollars.
Some states do not allow every one of those limits. Where a limit is not allowed, it applies as far as the law allows and everything else here still stands.
Changes to these terms
When these terms change we change this page and change the date at the top of it. We do not change them quietly.
Florida law
These terms are governed by the law of the State of Florida, without regard to its conflict-of-law rules. Any dispute about this site or these terms belongs in the state or federal courts serving Sarasota County, Florida.
